What Four Corners Property Trust announced

FCPT said it acquired a Sun Auto Tire & Service property for $2.5 million through a sale-leaseback transaction. The site is in North Carolina, in what the company described as a highly trafficked corridor.

The property is corporate-operated and leased back to the tenant under a long-term, triple net lease. FCPT said the lease has approximately 15 years of term remaining.

FCPT also noted the deal was priced at a cap rate in range with its previous transactions, signaling it views the economics as consistent with how it has been buying properties.

What it means for Four Corners Property Trust

The acquisition fits FCPT’s stated strategy: owning and acquiring net-leased restaurant and retail properties, then collecting rent under long-duration leases. A sale-leaseback structure typically lets the operator keep running the business while FCPT owns the real estate, which could support predictable rental income over time.

The triple net lease structure also suggests the tenant is responsible for key property-level costs, which could reduce variability in the landlord’s cash flows compared with other lease types. With approximately 15 years remaining, the lease term length could help extend the duration of FCPT’s contracted rent stream.

At the same time, the announcement emphasizes that FCPT continues to grow through incremental, single-asset deals rather than a single transformative transaction.
